A home is considered bank owned once the homeowner does not make their regular mortgage payments and defaults on their loan. The property is then put up for auction at a trustee sale or foreclosure auction. If there are no bidders at the auction, the bank or lender may also repurchase the home. This happens quite a bit if the debt owed on the house is more than the appraised value.
Once the bank owns the property, they usually want to move it quickly. It does not help them to have the property listed on their books indefinately. This is where I can help you.
In Cedar City, and throughout Southern Utah there are bank owned properties that you will love, at a price that is affordable! Keep in mind that buying a foreclosed home can be different than your usual home buying process.

When looking for bank owned homes I've put together a few quick tips to help you:
1. Find properties, then look at them in person. I can check the Multiple Listing Service (MLS) and look at our own listings to find homes that are suitable for you! Once we find a property that meets your criteria then we can walk through the home. This will give us a better idea of its condition and the area surrounding the property.
2. Check out the price. Don't just assume it is a great deal because its a foreclosure. In order to see if it is a great deal, I often need to do a little digging. I can find out how much is owed to the bank and see what the estimated value is. Then, we need to look at what the appraisal amount is. There are usually improvements that need to be made. If we add all of these things together we can really see what the value of the home is.
3. Once we have added up all of those figures we can make an offer to the bank. We need to make a purchase agreement as well. We can also make the offer contingent on a full title search being made on the property preformed by a title company or lawyer. An inspection completed by a professional is also a good idea to make sure there is not anything we aren't aware of.
